Who is behind The Ark Listings?

I'm Jeremiah Villagomez, a PRC-accredited and DHSUD-accredited Real Estate Salesperson based in San Pablo City, Laguna. Through The Ark Listings I help families, first-time buyers, and OFWs find house and lot homes in the City of Seven Lakes and nearby towns. I also write the site's 46 buyer guides on Philippine home financing, taxes, titles, and due diligence.

What "PRC & DHSUD accredited" means for you: under the Real Estate Service Act (RA 9646), a real estate salesperson must be accredited by the Professional Regulation Commission and work under the supervision of a PRC-licensed real estate broker. Salespersons selling subdivision and condominium projects are also registered with the Department of Human Settlements and Urban Development. It means I am accountable to regulators, not just to a sale.

How I work

  • Same price as buying direct. Developers pay professional fees, so buyers never pay extra for my help.
  • Official channels only. Reservations and payments go straight to the developer, with official receipts. I will never ask you to send property payments to a personal account.
  • Honest computations. Realistic monthly amortization, including insurance, dues, VAT, and the fees others leave out.
  • Service after the sale. Loan follow-ups, turnover inspections, and title follow-ups.

Keeping this site accurate

Rates, loan ceilings, tax figures, and legal thresholds change. The financing and tax guides on this site are reviewed every 3 months, or sooner if an agency announces a change. The guides currently live were last checked on October 4, 2026, with the next scheduled review in January 2027.

Every guide names its sources and states its own "reviewed for accuracy" date near the bottom. Figures tied to a specific transaction — a loan quote, a tax computation, a developer price list — should still be confirmed with the issuing agency, your lender, or me directly before you rely on them for a purchase.
